January 2019 Market Update

As we welcome the New Year, a time for new beginnings and reflection, let’s take a look at the most recent Gold Coast Property Market predictions and reflect on some of the factors we were faced with last year.

Generally, the Gold Coast market in 2018 experienced some diversity, with pockets of growth as well as price stabilization in the midst and lead up of the anticipation surrounding our hosting of the Commonwealth Games. Longer days on the market was also an influence, with tightening lending conditions effecting properties in the million dollar price brackets.

According to Property Analyst Louise Christopher, there is no evidence of oversupply on the Gold Coast despite the number of new high rises under construction as vacancy rates remain steady and listings level. Interstate migration to the area remains a driving force of demand, growth and stability to the Gold Coast property market.

Author and Property Finance Strategist, Bushy Martin claims that we may see the RBA drop rates with finance criteria remaining tight. He believes growth areas will be those that have infrastructure boosting employment supported by lifestyle niceties – which is good news for the Gold Coast as we are no longer wholly reliant on our tourism industry. With lifestyle, job opportunities, the expansion of the Gold Coast Airport, the new $550 million Gold Coast Health and Knowledge precinct, and the much needed M1 upgrade all providing support to our property market.

Only time will tell, however lifestyle factors alone should continue to make the Gold Coast a timeless holiday and investor hot spot and popular retirement destination.
